House prices in the Autonomous Region of Madeira rose 15.5% in March compared to the same month in 2025. According to the idealista price index, buying a house in Madeira cost 3,811 euros per square meter (euros/m2) at the end of March, considering the median value.
Among the municipalities on the island of Madeira, the largest annual increase was recorded in Ribeira Brava (36.5%), standing out from the group analyzed. This is followed by São Vicente (25%), Calheta (20.5%), Santana (19.2%) and Santa Cruz (17.4%). Funchal showed an annual increase of 11.8%, while Ponta do Sol recorded a more moderate increase (10.8%).
In the ranking of median prices per square meter, Calheta remains the most expensive municipality to buy a house, at €4,136/m2, followed by Funchal (€3,993/m2) and Ribeira Brava (€3,730/m2). Next come Ponta do Sol (€3,408/m2), Santa Cruz (€3,021/m2) and São Vicente (€2,692/m2). Santana has the lowest value among the municipalities analyzed, at €1,785/m2.
In Porto Santo, prices have risen by 32.1%, with the price per square meter reaching 3,688 euros.
