It is good to hear that there are still honest people in the property industry.The Government,s free for all entry into the industry without any requirements other then being a money laundering inspector has resulted in the industry being inundated with many players,some of which,s ethical standards leave much to be desired.

    1. Totally agree, and it’s not just the property, it’s construction, lawyers, Architects, one of the biggest plant sale places on the island also, corruption rules and they all do it together…

  2. YES TOBI IT IS VERY SAD AND EXTREMELY BAD FOR THE ISLAND,S INTERNATIONAL REPUTATION.MOST MADEIRAN,S ARE HONEST BUT THERE IS SMALL CONCENTRATION OF CHEAP GANG,S WHO ARE ALL INTO EASY FAST QUICK MONEY.THIS APPLIES TO MANY FIELDS.

I might be the only one who thinks this way but I would prefer it if there weren’t hotels (even well built ones) on every corner of this island, especially not Ponta do Sol, which is a place I often go to stay with friends to get away from the noise and the tourists. I don’t think it’s fair to capitalise on every inch of this island by turning it into one big resort for profit. Do you think the locals want hotels in their already close knit town bringing more traffic and people? The answer is No. keep development towards Funchal please and let our tranquil farming villages remain as such. Take care

  4. Estate Agents in UK charge 1% commission incl VAT on property sales, here its 5% plus 22%IVA. I used to live in Ajuda and there was one estate agent 10 years ago. Now there are five. No wonder the charges…….
    As a retired Chartered Surveyor I helped an old friend who lives in SA do up an apartment and I had to check the work and make interim/final payments to the builder who gave an itemized quote. Towards completion he advised his quote for painting and a suspended ceiling was too low and increased it by 300%. I explained to him that maybe some of his other items the price could have been too high and needed looking at,,,,, he threatened me with a hammer. Needless to say he didn’t do the painting and it was done for the original price. On the other hand had a wooden floor laid at home and some of it came up which was not necessarily the fault of the floor layer and he came and fixed it at no cost. Regrettably once they hear a foreign accent some people think they are onto a fountain of cash, but there are many more genuine people out there, but you have to speak a reasonable amount of Portuguese.
